Capital
Transparency and alignment with capital partners are essential to Quintessential’s success. Quintessential initiates all projects on balance sheet and enables wholesale and institutional investors to participate through special purpose vehicles, including partial owner-occupiers and joint ventures.
We optimise debt and equity structuring for each project to maximise unitholder returns on a risk-adjusted basis. Quintessential enjoys strong working relationships with major debt financiers across the market.
Origination
Quintessential’s combined Australian investment and development platform provides us with a strong pipeline of opportunities. Capital transaction managers and analysts support our dedicated development origination team to pursue projects that best fit our preferred sectors, locations, and equity returns.
Through the process of origination, detailed due diligence is undertaken, and architectural concepts are established, which support feasibilities and statutory planning requirements. Quintessential believes sustainable development is holistic; from community and placemaking to environmental design and operational credentials.
Urban regeneration and heritage adaptation are at the core of our purpose. We engage purposefully with indigenous elders and genuinely believe that new developments can benefit through listening and learning about their long history and use of land and waterways.
Conversion
Quintessential unlocks value through the project conversion phase. Extending on the knowledge gained through origination, we will implement strategies to enhance each development and increase the attractiveness of each project to end users. Our Love the Tenant strategy means that we focus on providing an exceptional experience for occupiers.
Successfully converting projects means securing binding contracts covering leasing, sales, capital, construction, and asset management. Quintessential has core capability in each discipline in-house. We pride ourselves on mitigating risk and providing each stakeholder with a higher level of certainty.
Delivery
Over several years, Quintessential has invested time and resources into a robust ecosystem of trusted consultants. This includes architecture, engineering, planning, and construction. Risk management is a daily thought process amongst our team. Delivery is managed in-house by our dedicated Development Managers and overseen by our General Manager – Construction.
Investors and stakeholders are also kept well-informed throughout the delivery phase. Our systems and procedures are thorough and well-proven, from health and safety in design and construction, to cash flow management. The Development team undertakes a seamless handover to the asset and property management teams within Quintessential Assets.

Cara has a strong background in converting new development opportunities and managing projects that span across multiple sectors.
Before joining Quintessential, Cara played a pivotal role in converting significant projects for a build-to-rent developer and operator. She was also integral to delivering premium-grade office buildings in the Melbourne CBD while working with Charter Hall, one of Australia's leading property groups.
Cara will focus on expanding the company’s national footprint by driving the origination and delivery of new development projects. Her industry insights and proven ability to deliver large-scale developments will be invaluable in shaping Quintessential’s future growth and success.

Robert brings a background in Architecture and Project Management to the Development Team.
With experience in medium-density residential, large scale commercial, Health, and Hotels sectors, he leads projects from concept to completion. Robert’s Masters of Architecture from the University of Queensland strengthens his expertise working with Architects, Builders, and Project Management organisations. He anticipates and resolves issues throughout the development cycle, ensuring risk-mitigated outcomes. Passionate about sustainability and energy efficiency, Robert sits on the Property Council of Australia’s Sustainable Development Committee, informing public policy and industry education initiatives.

With nearly two decades of industry experience leading and delivering significant, complex projects in Ireland, Australia and New Zealand, Rob’s knowledge of commercial office and design expertise makes him an instrumental Design Manager to the Quintessential team. In his role, Rob acts as a client side design project manager with a strong focus on the management of various consultants and the coordination of the development and existing asset teams to achieve desirable design outcomes.
Rob’s extensive experience leading and managing architectural and design team from the concept design phase right through to the completion sees every project managed with a close attention to detail. Rob’s breadth of experience with stakeholder management enables him to liaise with multiple parties to achieve successful project outcomes and ensure compliance with project budgets. Rob is also responsible for identifying, assessing, and mitigating potential project related risks.
Since graduating from Dublin Institute of Technology with a Bachelor of Science in Architectural Technology in 2005, Rob has spent almost two decades developing his skills in the application and integration of architectural and construction technologies in the building design process. With career beginnings in Ireland as an Architectural Technician for Anthony Reddy Associates, Rob progressed to the role of Senior Associate and Project Leader for global architecture studio, Woods Baggot, where he worked on an array of project typologies, scales and phases from 2010 up until February 2022. As Project Lead, Rob was responsible for the management and coordination of projects valued up to $240M.
Rob is a highly-skilled technical professional with a passion for driving contemporary architecture and design. Quintessential and their clients continue to benefit from Rob’s opportunistic, resilient, and adaptive nature and dedication to his projects.

Justin is a highly accomplished Construction Manager with a track record of over 20 years in delivering successful buildings and civil engineering works across Australia.
He has worked with renowned commercial builders and property developers, overseeing projects nationwide. Notably, Justin played a key role in supervising over $500 million worth of commercial office buildings, tenant fit-outs, and retail precincts within the Collins Square complex in Melbourne. He collaborates closely with tenants, design consultants, builders, and the wider construction industry, aligning their visions to bring projects to fruition. Leading Quinessentials' in-house Design & Construction Team, Justin leverages their combined 50 years of Construction, Engineering, and Design expertise.

Kane is dedicated to delivering practical and innovative project solutions, covering various phases from concept bids to operations.
He collaborates with clients and project teams to effectively manage building design, with a focus on building services, technology, and sustainability to achieve the desired client and project goals. Before joining Quintessential, Kane spent 10 years as the Building Services Manager at Walker Corporation, overseeing the design and delivery of over 500,000 square meters of office space in their national portfolio. This included notable projects such as Collins Square and Parramatta Square.
