CARBON NEUTRAL CERTIFICATIONQuintessential's property funds management business has, for its third year, received Carbon Neutral certification by Climate Active. We have invested in an offset project that provides economic, social and environmental benefits to communities as well as reducing emissions. We have a desire to be sustainable and transparent in all of our reporting, as we aim to continue our Carbon Neutral certification beyond 2023. We're also using this opportunity to create awareness and change in our personal and corporate behaviour to help reduce greenhouse gas emissions.

Brenda Boland, Chief Executive Officer
Brenda is a highly regarded and experienced executive with over three decades in the Community Services sector managing large operational areas, rural and metropolitan, specialising in child protection, care services and disability policy and operations.
Brenda was CEO at the Commission for Children and Young People for four years, before returning to the current department of Family Fairness and Housing in 2019 to be Executive Director of Service Enhancement in the Community, Operations and Practice Leadership division. This role focused on improving service delivery across the children, youth and families sector, driving innovation and leading system and performance improvement.
Brenda is passionate about building connection and resilience in vulnerable children, fostering self-reliance among families, and promoting tolerance across communities which aligns well with Lighthouse Foundation’s values and work.
Brenda holds a BA(Psych) and BSW from Melbourne University.

A qualified civil and environmental engineer, Shane brings over 20 years’ experience across major building projects in Europe and Australia to his role as Executive Director of Quintessential. Shane has been involved in all facets of office, industrial and residential property development from concept to technical due diligence, acquisition, construction, asset management, development management, financing through to property sale.
Shane founded the Quintessential group of companies in 2004 with Quintessential Constructions and Quintessential Investments and has been directly involved in the acquisition, property and development management of many significant commercial buildings.
This approach has been critical in shaping Quintessential's philosophy to this day, as the business endeavours to identify opportunities through expert engineering assessments - where others would see risk – Shane has seen opportunity, and where others have seen opportunity Shane has seen risk and stayed away from those investments. This has created long term value for tenants and investors.

Justin Mills brings over 25 years of leadership experience in property and retail, with a focus on driving growth and innovation. His extensive background includes serving as Head of Retail Asset Management at Holdfast/Parkstone Funds Management, where he led key acquisitions and developed successful strategies, overseeing asset due diligence, capital raising, and integration.
Earlier in his career, Justin managed major assets with the Gandel Group, including Chadstone Shopping Centre and a national portfolio valued at over $20 billion. As Chief Innovation Officer at Vicinity Centres, he spearheaded Australia’s largest award-winning retail solar program, establishing new revenue streams and
transforming the company’s commercial value.
Justin’s leadership is shaped by a commitment to customer-centric strategies, operational excellence, and building high-performing teams. His ability to drive innovation and navigate complex industry challenges positions him to lead Quintessential through its next phase of growth, ensuring the company remains at the forefront of the Australian property market.

Andrew has great attention to detail and his expertise and skills include running large profitable operating businesses, reporting to boards and investment committees, establishing strategic plans, implementing business plans, raising capital and engagement with domestic and international investors.
Over the years, some of Andrew’s key achievements include having developed and acquired more than $25b of real estate across key sectors and overseeing and leading the management of Australia’s largest office portfolio.
Andrew has held the title of number one developer of office buildings across Australia over the last 30 years and the number one developer of world-leading sustainable buildings across Australia over the previous 15 years. Both are Australian all-time records, driven by Andrew’s passion for growth, change, and integration.

Peter Bird has an established track record as a senior finance professional in property development and investment. As CFO of Quintessential, Peter’s role is to ensure the financial wellbeing of the business and entities that Quintessential manages on behalf of investors. His role extends to assessing property development and acquisition opportunities as part of the management team, driving the strategic direction of the business, ensuring the organisation’s systems and capabilities are appropriate to facilitate desired growth targets and managing the debt financing needs of the investment entities.
Peter’s prior roles include being CFO at Gandel Group for 11 years and PDG Corporation for 4 years. At Gandel Group Peter managed loan facilities of circa $1.5bn. In the time that Peter was at PDG Corporation it completed over $1bn of property developments for a diverse range of stakeholders and customers. In both these roles Peter helped the businesses navigate the many challenges of an at times volatile external environment. Peter has also worked in the mining sector, a big 4 accounting practice, a merchant bank and in London earlier in his career, providing valuable additional perspectives.
Peter is a Chartered Accountant and holds an MBA (with Distinction) from Melbourne Business School.

Noah’s passion for management of people and assets began more than 12 years ago, at Quintessential. Having progressed through the business and observed the growth of Quintessential, Noah has cultivated strong relationships with key stakeholders and the teams he works closely with and successfully oversees the transactions team to source appropriate opportunities to acquire property that meets the Quintessential mandate, including value add and core plus opportunities for office and industrial property. Engaging with the market and working with key stakeholders, Noah is skilled at procuring outstanding opportunities to feed to the asset management team.
Managing assets for Quintessential in various capacities for over a decade has given Noah a deep understanding of client needs, as well as the sourcing and regeneration of assets. Noah’s hands-on approach to leadership empowers the teams under his guidance to go above and beyond to provide an experience like no other for tenants. Noah oversees the asset management team to deliver on tenant engagement strategy, leasing and marketing strategy, CAPEX programs, and seamless management of buildings, while providing exceptional risk-mitigated returns. Noah prides himself on working closely with agents, tenants, and consultants to ensure all assets are managed in line with Quintessential’s ‘love the tenant’ philosophy. Under his leadership, Quintessential’s tenant retention rate remains exceptionally high.
Noah’s expertise in asset management allows him to manage tenant relationships and asset performance with a high level of service throughout the life cycle of a property. His close attention to detail and diligent approach has seen him develop and maintain meaningful relationships and allowed him to procure opportunities for acquisition that others might overlook. With an international career focussed on major infrastructure projects, Carmen brings a wealth of experience and knowledge to her role as Head of Marketing Media and Communications at Quintessential.
With industry experience spanning 20 years across various sectors including property development, national construction, international major events, and tourism, Carmen prides herself on her strong ability to understand customer needs and build productive relationships. Carmen works collaboratively with key stakeholders to develop and deliver effective marketing strategies and realise commercial outcomes, drawing on her extensive experience to structure businesses for reaching optimal success and developing high performance teams.
Carmen has been recognised for her ability to lead high-profile, multi-million dollar events, programs, and campaigns. Most notably, she received several awards for managing the brand strategy and marketing of the 2022 FIFA World Cup bid, Olympics and subsequent infrastructure marketing.
Carmen is passionate about using digital technology including artificial intelligence, machine learning, automation, and big data to create efficiencies and encourage collaboration between teams.
She understands the power of storytelling and uses her creativity and deliberate thinking to create impactful brands that people remember.

With over fourteen years of experience, Julian’s deep understanding of the commercial property market makes him an exceptional General Manager, enhancing the level to which assets are presented.
Maintaining meaningful relationships with key tenant representatives, agents, and consultants is integral to Julian’s success. Through these relationships, he can effectively and strategically guide tenants throughout their journey within the property to ensure that their experience is as seamless and beneficial as possible.

As Chair of the Board at Quintessential, David draws on extensive experience on boards and as a CEO, growing successful investments, including creating value in the commercial property sector.
David takes pride in his former role at Qualitas Limited, where he served on the Advisory Board as Director and inaugural Chairman and as Chair of Arch Finance P/L, Qualitas’ commercial mortgage lending subsidiary. As CEO of MLC Private Equity in Sydney, he led one of the country’s largest private equity investors, with over $4 billion invested globally.
Giving back to the community has played an important role in David’s career. He serves on the Advisory Board of The Royal Australian Mint, The Aikenhead Centre for Medical Discovery, The Hellenic Museum of Melbourne, and The National Breast Cancer Foundation. He was a director of The Melbourne Symphony Orchestra. In2019, he was awarded an Order of Australia.
David’s career took him to Wall St as an Attorney at the New York law firm of Sullivan and Cromwell and as a Partner of the Chicago law firm of Sidley Austin based in their Washington, DC office. After returning to Australia, he commenced his role as inaugural General Counsel and Group Director – Strategy and Development at Telstra and then as Group Chief General Counsel at National Australia Bank(NAB). He was appointed CEO of MLC Private Equity before commencing anon-executive Board career as Chair of Qualitas Limited. He was also Chair of the Victorian Work Cover Authority, TAC Director and Work Health Group Director.
David has a Bachelor of Laws degree from the University of Western Australia a Master of Laws from the University of Virginia, and attended an executive programme at INSEAD in Paris.
David’s appointment as Chair of the Board follows his contribution to Quintessential as Chair of the Investment Committee. As Chair, he will continue to guide the growth of Quintessential as it continues to develop its strategy of finding value-added opportunities for investors in the Australian commercial property sector.
