    Strategy

    50 Stennett Road is an industrial estate, featuring an A-Grade industrial office warehouse of 9,928sqm which was constructed in 2002. The property is located in the south western growth corridor of Ingleburn approx 44km from Sydney CBD.

    Activities

    At purchase, the warehouse was leased to Schneider Electric (Australia) Pty Ltd, a subsidiary of multinational Schneider Electric SA.

    Prior to settlement, QE engaged surveyors to provide the most efficient subdivision plans for the surplus land at the property if the tenant decided not to renew their lease.

    During ownership, we developed a close relationship with the tenant to understanding their future space needs.

    Outcome

    QE won a competitive tender process to deliver a new and expanded distribution facility for Schneider Electric. We oversaw design, financing and construction of a new facility integrated, with the existing facility to provide a total gross floor area of over 17,500sqm. The construction was completed on time and within budget while the tenant continued operations. The tenant committed to a new 12 year lease while the remainder of the site was subdivided.

    This property was sold in May 2017.
