Quintessential Equity gets ready to launch Master Fund No.3

    Master Fund No.3 will continue to implement QE’s proven investment strategy of repositioning and regenerating existing commercial office and industrial properties located in key strategic locations across Australia so as to derive long-term stable income and preserve investor capital.

    Our strict purchase criteria, extensive due diligence and strong governance will remain central to each property acquisition. Acquiring property on behalf of investors demands that we are discerning and judicious. Each property must first satisfy our strict purchasing criteria and undergo our rigorous risk-mitigation process. As our investors know, will never buy a property to ‘just do a deal’, we wait patiently and then act with determination and alacrity. Securing the right opportunities for our investors is our primary focus.

    QE’s in-house property management, as well as its engineering and construction expertise have a proven track record having delivered investors a weighted average net IRR of 23.6% and a weighted average net total return of 105.4% on properties sold since our establishment in 2010.

    Our ‘Love the Tenant’ philosophy which has been embedded in our business since day one, underpins our industry-leading tenant retention rate of 92.8% (as at 30 June 2021). This proven approach has been a major reason for our strong investor returns to date.

    Master Fund No.3 will be in an excellent position to take advantage of market opportunities as they arise. We continue to see great opportunity in markets and assets that have been overlooked, and we will continue to stay true to our buying fundamentals to seek out opportunities with entrapped value. At QE, the best opportunity isn’t always the obvious one.

    As with our previous master funds, Master Fund No.3 will operate on a commitment-based structure, with 10% of investors’ committed capital amount to be paid at the same time as the Application Form is submitted. The balance will be required to be paid within the property acquisition period of 18-months, as calls are made.
